🏡 General Conduct
✔Treat the property respectfully; this is a private home, not a hotel.
✔Follow the house manual and all posted instructions.
✔Maintain cleanliness and return the house in original condition.

📩 Communication & Reporting
✔Use our email bookings@houseviola.com for all communication.
✔Report issues within 24 hours of arrival.
✔Notify hosts immediately about damages, leaks, or stains.

🔑 Access & Check-in/Check-out
✔Self-check-in with key in lockbox; code provided pre-arrival.
✔Check-in: 16:00–22:00
✔Check-out: by 10:00
✔Late check-out fees:
750 SEK for 30 minutes
Full night’s rate for 60+ minutes
✔Lost key fee: 5000 SEK

🔐 Restricted Access to Locked Doors / Wardrobes
✔Entire house included in rental but some locked doors, closets and wardrobes are for host use only.
✔Do not open or break into the locked areas.

👥 Guest Rules & Occupancy
✔Maximum 7 adults per house.
✔No infants (under 2), no pets, no parties, or unauthorized guests.
✔Minimum age of main guest: 25.
✔Only booked guests allowed; no third-party bookings unless by companies.

🔇 Noise & Respect
✔Quiet hours: 21:00–09:00
✔No parties, excessive noise, fireworks or disturbances.

🚭 Smoking/Drugs
✔No smoking indoors (fine: 4000 SEK).
✔Only smoke in the garden; dispose of cigarette butts properly.
✔No illegal drugs or cannabis allowed.

🛏️ Cleanliness & Property Care
✔No shoes indoors. Bring slippers.
✔Clean kitchen appliances and BBQ after use.
✔Use coasters for cups and glasses.
✔No strong spices when cooking.
✔No metal utensils on cookware; no plastic utensils on BBQ.
✔Follow all towel and linen usage rules; damaged/stained linens will be charged.

🗑 Waste & Recycling
✔Recycling is mandatory (separate cardboard, paper, glass, metal, plastic, food waste).
✔No trash left outside of the bins.

🚰 Toilet and Drains
✔Only toilet paper in toilets—no feminine products or trash.
✔No cooking fats in drains or toilets.

🔥 Fire & Safety
✔No indoor fires, incense, or candles.
✔Smoke alarms, fire extinguisher, and fire blanket provided—do not tamper with safety devices.
✔Emergency number: 112

📦 Mail Policy
✔No mail/packages allowed to be sent to the property address; fine of 2500 SEK per item received.

🛏️ Linen & Bedding
✔Sheets and towels are provided for the number of guests booked.
✔Do not use our beds and bedding without mattress protectors and sheets.

📶 WiFi & Technology
✔Free WiFi provided. No illegal downloads or torrenting, even via VPN.
✔Outages may rarely occur; no compensation provided.

🛠️ Maintenance & Right of Entry
✔Hosts may enter for inspection or repairs with notice.

🔐 Security
✔Lock all doors/windows when away.
✔Return all keys to lockbox at check-out.

⚖️ Liability
✔Guest assumes all risks; hosts not liable for injury or loss.
✔Guest is responsible for all damages or excessive cleaning costs.
