TERMS & CONDITIONS
Welcome to House Viola. These Terms & Conditions and House Rules govern all direct bookings made with House Viola. By submitting a booking request and accepting a booking confirmation, you agree to these Terms & Conditions and the House Rules.
If you book through third-party platforms (such as VRBO or Booking.com), the terms and conditions on those platforms apply.
“House Viola”, “we”, or “us” refers to the property owner.
“Guest”, “you”, or “lead guest” refers to the person making the booking and responsible for the group.
1. Booking & Rental Agreement
A booking begins when a guest submits a Booking Request and receives a Quote from House Viola. Please ensure that the details in the Booking Request (including the Check-In Date, Number of Guests, Purpose of Stay etc) are complete and accurate before you submit your Booking Request. When submitting a Booking Request for a Quote you certify that you, the person or the company employees you book for have read, understood and accepted these Terms & Conditions as well as our House Rules. You also certify that you are authorized to enter into a Rental Agreement and to comply with all responsibilities related to these Terms & Conditions and House Rules.
A Rental Agreement becomes binding when:
The required deposit or full payment is received, and
A Booking Confirmation has been issued by House Viola.
The lead guest must be at least 25 years old and is responsible for ensuring that all members of the group comply with these Terms & Conditions and the House Rules.
Bookings cannot be transferred to another person without written approval from House Viola.
2. Payments
Booking Deposit
25% of the total rental amount is required to secure a booking.
Final Payment
The remaining balance (75%) plus the refundable damage deposit of 2500 SEK per house must be paid no later than 30 days before check-in.
Last-minute bookings
Bookings made less than 30 days before arrival require full payment immediately.
Accepted payment methods:
Bank transfer
PayPal
Swish
Payment is considered completed once funds are received.
Failure to pay according to the schedule may result in cancellation of the booking.
3. Cancellation Policy
All cancellations must be made in writing via email to:
Refunds are issued according to the following schedule:
More than 30 days before check-in: 100% refund
14–30 days before check-in: 50% refund
Less than 14 days before check-in: No refund
We strongly recommend that guests purchase travel insurance to cover unforeseen cancellations.
If House Viola must cancel a booking due to circumstances beyond our control, all payments received will be refunded in full.
4. Security Deposit & Damages
A refundable security deposit of 2500 SEK per house is required prior to arrival.
The deposit will be returned within 7 days after check-out, provided that:
no damage has occurred
no items are missing
no additional cleaning is required
all house rules have been followed
Guests are responsible for any damage, loss, or excessive cleaning caused during their stay. If damages exceed the deposit amount, additional charges may apply.
5. Occupancy & Guest Information
Maximum occupancy: 7 adults per house.
Only guests listed in the Booking Form may stay overnight at the property.
Additional overnight guests are not permitted without prior approval.
Children are welcome (0–17 years), however guests should be aware that:
the property is located near a small lake
the house contains steep stairs
For safety and insurance reasons, accurate guest information must be provided before arrival.
6. House Rules
To ensure comfort and safety for all guests, the following rules apply:
No smoking or vaping inside the property
No pets
No parties or events
No illegal drugs
Violation of these rules may result in:
immediate termination of the stay
forfeiture of all payments
additional cleaning or damage charges
7. Check-In & Check-Out
Check-in: 16:00 – 22:00
Check-out: no later than 10:00
The property offers self check-in via lockbox, and access instructions will be provided before arrival.
Late check-out fees apply:
Up to 30 minutes late: 750 SEK
More than 60 minutes late: full additional night charge
Lost key fee: 5000 SEK per key
House Viola reserves the right to access the property with reasonable notice for maintenance, repairs, or inspection.
8. Guest Responsibilities
Guests agree to:
treat the property and its contents with care
report any damage or issues immediately
maintain reasonable noise levels
leave the property in a tidy condition at departure
The property will be inspected after check-out. Charges may apply for damage, missing items, or excessive cleaning.
9. Property Condition & Complaints
If any issue arises during your stay, please notify us as soon as possible so we can resolve it.
Complaints related to the property must be reported:
upon arrival, or
no later than the day after check-in
Issues reported during the stay will be addressed as quickly as possible.
Complaints raised after the stay has ended may not be considered.
10. Liability & Force Majeure
House Viola cannot be held liable for events beyond our control that prevent the property from being provided, including but not limited to:
natural disasters
fire or flooding
war or civil unrest
strikes
prolonged power or water outages
In such cases, payments will be refunded, but House Viola is not responsible for additional travel or accommodation costs.
11. Allergy Notice
Although the property has a strict no-pets and no-smoking policy, we cannot guarantee that previous guests have fully complied with these rules.
12. General Terms
House Viola reserves the right to:
refuse a booking request
correct pricing errors
update property features or décor when necessary
Images and descriptions on the website are provided for general guidance and may vary slightly.

HOUSE RULES
To ensure a comfortable stay for everyone and to protect this private home, please follow the rules below.
🏡 General Conduct
✔ Please treat the property with care and respect — this is a private home, not a hotel.
✔ Follow the House Rules and posted instructions.
✔ Keep the house clean and return it in similar condition as when you arrived.
✔ Do not move furniture or take indoor items outside.
✔ All inventory must remain inside the property.
✔ You are responsible for the behavior of all members of your group.
📩 Communication & Reporting
✔ For all communication please contact us at bookings@houseviola.com.
✔ Report any issues within 24 hours of arrival.
✔ Notify us immediately if there is damage, leaks, stains or maintenance issues so we can resolve them quickly.
🔑 Access & Check-In / Check-Out
✔ Self check-in via lockbox (code sent before arrival).
✔ Check-in: 16:00 – 22:00
✔ Check-out: before 10:00
Late check-out fees:
✔ 30 minutes late: 750 SEK
✔ 60+ minutes late: full night rate
✔ Lost key fee: 5000 SEK per key
🔐 Restricted Areas
✔ The entire house is included in your rental, however some locked doors, wardrobes or storage areas are for host use only.
✔ Please do not attempt to open locked areas.
👥 Guests & Occupancy
✔ Maximum 7 adults per house.
✔ Minimum age of lead guest: 25 years.
✔ Only registered guests may stay overnight.
✔ No third-party bookings unless arranged by companies.
✔ Visitors are not permitted without prior approval.
✔ You are responsible for the supervision of all members of your group under the age of 18 at all times.
✔ Children are welcome (0–17 years), however guests should be aware that:
the property is located near a small lake
the house contains steep stairs
🔇 Noise & Respect for Neighbours
✔ Quiet hours: 21:00 – 09:00.
✔ No parties, events, fireworks or disturbances.
✔ Please respect the local community and neighborhood.
🚭 Smoking, Drugs & Pets
✔ No smoking indoors (fine: 4000 SEK).
✔ Smoking is allowed only in the garden — please dispose of cigarette butts properly.
✔ No pets allowed.
✔ No illegal drugs or cannabis permitted anywhere on the property.
🛏 Cleanliness & Property Care
✔ Please remove shoes indoors (bring slippers if desired).
✔ Use coasters for cups and glasses.
✔ Clean kitchen appliances and BBQ after use.
✔ Do not use metal utensils on cookware or plastic utensils on the BBQ.
Sheets and towels are provided for the number of guests booked.
Do not use our beds and bedding without mattress protectors and sheets.
✔ Do not take towels outside or to the lake.
✔ Follow linen usage guidelines — damaged or heavily stained linens may be charged.
🗑 Waste & Recycling
✔ Recycling is mandatory. Please separate:
cardboard / paper
glass
metal
plastic
food waste
✔ Do not leave trash outside of the designated bins.
🚰 Toilets & Drains
✔ Only toilet paper may be flushed.
✔ Do not flush wipes, feminine products or trash.
✔ Do not pour cooking fats or oils down sinks or toilets.
🔥 Fire & Safety
✔ No candles, incense, fire pits, fireworks or indoor fires.
✔ Smoke alarms, fire extinguishers and a fire blanket are provided — do not tamper with safety equipment.
✔ Emergency number in Sweden: 112
📦 Mail & Deliveries
✔ Mail or packages cannot be sent to the property address.
✔ A fee of 2500 SEK per item will apply for packages delivered to the property.
📶 WiFi & Technology
✔ Free WiFi is provided.
✔ Illegal downloads, file sharing or torrenting (even via VPN) are strictly prohibited.
✔ Internet outages may occasionally occur and compensation cannot be provided.
🔐 Security & Parking
✔ Lock doors and close windows when leaving the property.
✔ Return all keys to the lockbox at check-out.
✔ Parking is limited to 2 vehicles per house in the designated parking area.
✔ Electric vehicles may not be charged at the property.
🛠 Maintenance & Host Access
✔ We may need to enter the property for inspection, maintenance or repairs, with reasonable notice whenever possible.
⚖️ Liability & Responsibility
✔ Guests assume responsibility for their stay and personal belongings.
✔ House Viola is not liable for accidents, injuries or loss of personal property.
✔ Guests are responsible for any damage, missing items or excessive cleaning costs caused during their stay.
Failure to follow the house rules may result in termination of the stay without refund.
👋 Before Departure
Before leaving, please:
✔ Dispose of trash into outdoor bins
✔ Wash dishes and clean the kitchen
✔ Place used towels in the bathroom
✔ Return furniture and items to their original place
✔ Turn off lights and appliances
✔ Lock the house and return keys to the lockbox
Our cleaners will handle the bed linens and laundry.
